Heard anything about new industrial development near Jewar Airport? Well, word on the street is that a brand-new industrial park is in the works! This could be huge for Noida, as it’s expected to draw in a bunch of manufacturing and logistics companies, all thanks to that airport finally taking off. More businesses mean more jobs, which usually translates to more people looking for homes. I'm really curious to see what kind of impact this park will have on the residential and commercial property values in the surrounding areas. What do you all think? Will this drive prices up, or will it create new opportunities for investment?

Agreed with U14. Hype toh bahut hai, but let's see what actually happens on the ground. I'm staying put for now.
So, what's the consensus then? Is everyone bullish on the Jewar area, or are there still too many risks involved? Need to make a decision soon!
Overall, I'm cautiously optimistic. The industrial park is a positive sign, but we need to do our due diligence and be prepared for potential delays. Don't put all your eggs in one basket!
Any further updates on which companies are confirmed to be setting up shop in the industrial park? That's the key information we need.
The rising interest rates are also a concern. It's making home loans more expensive, which could dampen demand somewhat.
True, interest rates are a factor, but the long-term potential of the Jewar area is undeniable. We just need to be smart about our investments.
I heard that the new metro line extension to Jewar is also in the works. That will further boost connectivity and property values.
U5, That's great news! Metro connectivity is a huge plus.
U5, Metro kab tak banega? Another 5 years? Builders will use it as an excuse to raise prices even before construction starts lol.
U5, The metro extension is crucial. It will make commuting much easier and attract more residents.
Personally, I'm waiting for more clarity on the infrastructure development before making any further investments. Too much speculation right now.
Yaar, builders in Noida are notorious for delays. RERA bhi kuch nahi kar paata. It's a complete mess.
I think this industrial park news is definitely positive. Even if the initial impact is small, long-term, it will drive demand. Especially for rental properties.
Has anyone checked the YEIDA website for updates on the industrial park's land allotment process? That's where we'll find concrete information.
U18, Good point. I'll check it out. Thanks for the tip!
U18, Please share what you find! I'm too lazy to check myself haha.
Anyone know if there's going to be affordable housing options nearby? All this talk of luxury villas is great, but what about the workers who'll be employed in the industrial park?
I am looking to invest near Jewar. Which sectors are considered safe bets right now? And what's the current average rate per sqft?
Sector 150 is already seeing a jump in prices. Average is around 7500-8000/sqft now for new projects. But be careful, some builders are quoting ridiculous rates.
U11, Exactly! Sector 150 is becoming unaffordable for many. I was looking at a 2BHK, and the prices are insane.
U11, Agree. Sector 150 is good, but check the builder's RERA registration before investing. Some have pending dues.
U11, 8000/sqft? That's crazy! I remember buying in Sector 150 at 5500 just 2 years ago.
This reminds me of my experience buying in Greater Noida West. Builder promised everything, but possession is delayed by 3 years! So be extra cautious.
U2, you have a point. But this is different. An airport is fundamental infrastructure. F1 was just entertainment. This industrial park, if planned well, could be a real boost. The key is 'planned well' though! What's the latest on the master plan?
I bought a plot near Jewar back in 2018, thinking I'd be rich by now. Abhi tak toh rates barely moved. I'm hoping this industrial park is the real deal. Anyone know which companies are showing interest?
U4, patience is key! These things take time. My friend in YEIDA told me that some big Korean electronics manufacturers are considering setting up shop.
U4, same here. I invested in a farmhouse plot. Lekin, infrastructure is still lacking. Roads are bad. Connectivity needs to improve drastically.
U4, which sector did you invest in? Sector 22D is supposed to be promising, closer to the airport.
U4, Don't lose hope. The Noida International Airport is scheduled to open in late 2024 or early 2025. Things will change after that. Just hold on!
Absolutely! Jewar Airport is a game-changer. More industrial development means more jobs, and more people needing places to live. Property prices around Yamuna Expressway are definitely going to skyrocket. I'm already seeing a surge in inquiries.
Bhai, I'm a bit skeptical. 'Expected' is the key word here. Remember all the hype around the F1 track? Development happened, but the property value didn't jump as much as everyone predicted. We need to see actual ground reality.
