Industry insider buying: Noida Ext hidden costs
Did a site visit to Shaurya Housing in Sector 84 last Saturday and honestly, the sales pitch was pure drama. I work in this industry, par khud ke liye property lena is a whole different ballgame. Builders will show you the base price, but the hidden charges in Noida Extension are a total scam, change my mind. They talk about 'all-inclusive' but then you get hit with PLC, IFMS, club charges, meter connection fees. Matlab, base price pe 20-25% extra toh pakka hai. For a 2BHK around ₹70L, add another ₹15L minimum. Everyone glorifies Noida Extension's infra, par nobody talks about how builders play these games. Should we just accept this as normal, yaar? I'm thinking of negotiating hard on these 'extra' charges, not just the base price. Is that even possible here?

Totally agree with this! My uncle booked in Noida Extension two years back, and he faced the same issue. The final cost was almost 22% higher than what was initially quoted. Negotiation on these charges is super tough, they just say 'fixed charges from authority' or 'standard builder policy'. It's like a hidden tax on first-time buyers.
