Infra price hikes along Affordable Housing Projects are pure robbery
Why are developers along the Affordable Housing Projects corridor hiking rates by ₹1,200 per sqft just for an unfinished link road? I work in real estate but buying for myself is different, and the spin here is sickening. I went to check a 2BHK quoted at ₹48L, but with PLC and bogus infra charges, it shot past ₹61L. Sales kept hyping expressway connectivity, but the actual approach road is pure slush... actually wait, barely single-lane. I know what builders don't tell you, especially with super area vs carpet area games, but pricing in phantom infra is madness. Has any pocket actually benefited, or did you get burned too?

Honestly, looking at the entire Hyderabad market right now, affordable tag is just for name sake. Genuine budget housing under ₹50L is vanishing rapidly, but on the other hand, so many projects are sitting with unsold inventory because middle-class buyers simply cannot stretch to ₹65L. If infra doesn't exist on ground today, paying upfront for it feels like gambling our life savings. So did you completely drop this project, or are you still trying to negotiate with the sales team?
Wait, can someone tell me if these infra charges and PLC are actually non-negotiable? Or do builders reduce them if we threaten to cancel?
Sahi keh rahe ho, but still buying a home gives me anxiety every single day. One day I feel ready, next day reading posts like this makes me want to stay on rent forever.
I tried bargaining hard on PLC for a floor facing the park, builder flatly refused saying management policy hai. But for infra charges, my cousin managed to get a ₹1.5L waiver because he went towards the quarter-end when sales targets were desperate. It really depends on how badly they need to show numbers that week.
Bro, I almost booked a 2BHK near Alwal boundary last year thinking the announced flyover will shoot up prices soon. The broker pressured me saying rates will jump ₹800 per sqft overnight. Aaj tak woh road tender pe hi atki hai aur builder ne super built-up area ka calculation bhi badha diya. Thank god my home loan got delayed because of some minor KYC issue and I backed out in time. If you calculate actual usable carpet area, you are practically paying luxury rates for basic matchbox flats. Please check the Telangana RERA portal details before signing anything, don't believe brochures blindly.
No area is safe right now bhai. Even around Begumpet fringes where old properties are being redeveloped as affordable, sales reps are adding crazy developmental charges for basic municipal connections that government hasn't even laid out yet.
Wait, Alwal side also this is happening? I thought north zone was somewhat safer from these artificial infra hypes.
Totally agree yaar, yeh link road ka drama har jagah chal raha hai. They sell you dreams of 6-lane bypass connectivity while the actual site visit requires an SUV just to survive the mud pits. Pure marketing trap.
₹48L se direct ₹61L? Yeh toh classic bait and switch hai yaar, reading this makes my heart sink because my maximum upper limit is just ₹55L all inclusive. Is this kind of sudden jump common across all budget segments right now?
Yeh sunke aur darr lag raha hai. I was planning to visit a project this Sunday with family, but if they add ₹13L extra on top like this, meri toh poori loan eligibility fail ho jayegi.
Unfortunately yes, exact same scene happened with me near Attapur side last month. Base price sunke laga pocket mein hai, but then came parking, amenities, 2 years advance maintenance, and phantom road cess. My budget got wrecked so bad I had to walk away from the token stage itself.
