Infra projects impact: Is it too late for affordable gains in Delhi?

Budget finalised, loan pre-approved — now stuck on which sector. I'm looking at a 2BHK, under ₹1.8Cr. Everyone's talking about Delhi Metro Phase IV and UER-II. Will these infra projects really boost Vasant Kunj prices significantly, or is that already priced in? Also, what about areas benefiting from the IGI Airport Expansion? Is there any affordable window left, yaani, where can one get decent ROI?
