Construction quality impacts ROI way more than people talk about, especially in Gurugram. I just got possession of my 2BHK in Ganga Valley a couple of months back, and honestly, the initial snag list was brutal. Small things like uneven flooring and leaky faucets are already showing up. I’m worried about what this means for long-term maintenance costs and attracting good tenants down the line. It's not just about the initial purchase price, right? Also, the brochure showed a grand clubhouse, but what we got feels... basic. Not sure if these 'premium' amenities actually drive rental premiums or if tenants just care about the basics. Does anyone have first-hand experience with how these initial quality issues affect resale value after 5-7 years? Or if societies with basic amenities but solid construction do better for investors?
