UKN Miraya Rose mein investment ka soch raha hoon. I'm upgrading from my 2BHK to a 3BHK or villa. Launch price se abhi tak kitna appreciation hua hai? Also, total cost mein hidden charges kitne the? Maintenance aur society charges ROI ko kitna affect karte hain? Koi apna experience share karega?

Yaar, yeh hidden charges ka game toh har builder ka hai. Mere friend ne Aavalahalli mein ek project liya tha, bola 2BHK 80L ka hai, end tak 1.1 Cr pahunch gaya. UKN Miraya Rose bhi same lag raha hai. Itni high range mein toh aur options bhi milenge.
UKN Miraya Rose complete ho chuka hai, possession toh 2016 mein hi mil gaya tha. But 'launch price appreciation' ka calculation bahut tricky hota hai. Builders bahut kuch inflate karte hain. ₹3.3 Cr toh bas starting point hai, usmein registration, amenities, parking, IFMS sab add karke 15-20% upar hi jayega. Aur maintenance bhi ₹5-6/sqft se kam nahi hoga. ROI tabhi banega jab long-term hold karo.
Totally agree on long-term hold. Short-term mein ROI mushkil hai, especially with these price points.
U4, bilkul! Mera cousin Adigara Kallahalli mein ek flat liya tha, 2018 mein. Usse bhi bola tha maintenance ₹3/sqft. Abhi ₹7/sqft ho gaya hai, aur society charges alag se. UKN Miraya Rose mein 88 units hain, toh maintenance bhi high side pe hi hoga, given the amenities and age. Initial builder quote pe bharosa mat karna.
U4, aap sahi keh rahe ho. 2016 ke baad se property prices Bengaluru mein fluctuate hue hain. Current market mein Miraya Rose ka resale value kya hoga? Koi idea hai?
Totally agree, U1! Main bhi first-time buyer hoon aur yahi darr lagta hai. Miraya Rose ki location toh achi hai, near Akshayanagar. But completion ke baad bhi itna price jump samajh nahi aata. Hidden charges ka sabse zyada tension hai.
Bhai, initial pricing hamesha bait hi hoti hai. UKN ka track record toh mixed suna hai. ₹3.3 Cr se ₹7.3 Cr tak ka range hai, but what about the actual floor price?
Sahi baat hai, U2. Builders ki marketing strategy hoti hai. Low price dikha ke kheench lete hain. Phir baad mein add-ons.
U2, actually floor price toh 3BHK ke liye around 3.8-4 Cr se start ho jaata hai. Villas toh 6 Cr se upar hi hai. Jab main enquire kiya tha, they quoted 12k/sqft for a specific unit. Plus all the extra charges.
