Initial property quotes in GGN are pure fiction

₹1.8 Cr for my 3BHK in Sector 85 – thought it was a deal from GTM Builders. But honestly, after moving in last month, the *actual* all-in cost was way higher. The initial quote mein bahut kuch missing tha. Stamp duty, registration, parking toh pata tha, but final OC time pe maintenance deposit, club charges, electricity infrastructure fees, PLC for a better view... sab add ho gaye. Matlab, original price se almost 8-10% extra laga. Builders initial quotes mein yeh sab chhupa dete hain kya? Ya main hi research kam ki? Koi aur bhi surprised hua kya final bill dekh ke? Hope this helps someone budget better.
