This thread is a good reality check. Thanks for sharing your experiences, everyone.
So, the question is, is there ANY safe builder to invest in Noida right now? Any recommendations for projects with a good track record?
Yeh sab sunke toh dar lagta hai! I was planning to buy in Noida, but now I'm having second thoughts.
I bought a flat in Noida Extension (Greater Noida West) 5 years ago. Still waiting for possession. Builder ne phir se date extend kar diya lol. This is the story of every other buyer here.
Totally agree with the original post. *Hosh mein aao* is right! Do your research and don't rush into anything.
RERA registration number check karo! It's a must. Don't trust anything the builder says.
What happened with Ansal API? Were buyers able to get their money back through RERA?
Bhai, seriously, builder ka track record check karna is SO important. Don't just fall for the fancy brochures and sales talk.
Anyone know the current average price per sq ft in Jaypee Greens Wishtown?
Last I checked, it was around 4500-5000 per sq ft, depending on the tower and floor. But prices fluctuate a lot.
I'm an NRI looking to invest in Noida. This thread is really helpful. Thanks, everyone! Any advice for NRIs specifically?
U20, hire a good property lawyer in India. They can handle all the paperwork and legal stuff for you. Also, be prepared for TDS on property transactions.
Don't forget to check the completion certificate and occupancy certificate before investing. Many builders try to hand over possession without them.
I agree, Sports City has potential, but the risk is too high. I'd rather invest in a smaller city with less uncertainty.
What's the latest on the Jaypee insolvency case? Did the NBCC take over finally?
Last I heard, the case is still ongoing. NBCC's offer is still on the table, but the lenders are dragging their feet.
Sector 150 is booming though. Lots of new projects, good connectivity. But even there, be careful which builder you choose.
Sports City is a gamble, no doubt. Infrastructure is still developing, and these delays are a major setback. I'd rather invest in a more established sector like Sector 75 or 78.
I'm actively searching in Noida right now. Budget is around 80 lakhs. Anyone have recommendations for 2/3 BHK flats that are actually ready to move in? Tired of these under-construction projects.
Sector 119 mein dekho, few good options there. But prices might be slightly higher.
Check out Mahagun Moderne in Sector 78. It's a bit older, but mostly occupied and resale options are available.
U6, have you considered resale in Sector 93A? Lots of good apartments available, many ready to move in. But prices are rising due to the metro extension.
Jaypee Sports City... naam bada, darshan chote. It promised so much, but delivered so little.
Mera experience toh bahut kharab raha Jaypee ke saath. Booked a villa in 2012, still fighting for possession. Avoid them like the plague!
Villa?! Oh man, that's a bigger investment. Have you tried contacting a homebuyers association? Strength in numbers, you know.
Bilkul sahi baat hai! Noida is a real estate jungle. Buyers beware, especially with these big names like Jaypee. I know someone who invested in their project near Pari Chowk and is still waiting for possession. It's been 8 years!
8 years?! That's insane! Mera bhi ek friend phase hai. He's paying rent in Delhi and EMI for a flat he can't even live in.
Hosh mein toh hum kabse hai, builder log *behosh* kar dete hain! Seriously though, due diligence is key. Check everything, RERA registration, builder's past projects, everything.
