Totally agree with the OP. Title checks are the biggest headache. Agents just gloss over them.
My experience with RERA in Bangalore wasn't great. I filed a complaint against a builder in Akshayanagar for possession delay, and it took ages just to get a hearing date. The builder kept extending, and RERA's orders felt more like suggestions to them. Eventually, I had to settle for a partial refund and move on, losing out on a lot of mental peace and money. So, for the OP, RERA is there, but don't expect miracles or quick resolutions. Be ready for a long fight.
U6, they mostly asked for my booking agreement, payment receipts, and all communication with the builder about delays. The process took almost 1.5 years! It was a draining experience. My advice is to get a good property lawyer to review *everything* before signing, especially the encumbrance certificate and parent documents. Don't rely solely on the builder's legal team. Even for a small apartment in Adigara Kallahalli, I'd say spend extra on an independent lawyer.

Sahi keh rahe ho, U1. Zero projects matlab zero credibility. Bangalore mein aise naye builders bahut aa rahe hain, bas marketing pe focus. Hum jaise first-time buyers toh easily phas jaate hain. Market bhi abhi thoda slow hai, toh developers discounts deke lure kar rahe hain.
Absolutely! Keya Homes? Bhai, I searched for them, and they literally have 0 projects. How can anyone trust that? Red flag!
