Intellicity Phase I ki rental yield expectations thodi unrealistic lag rahi hai. I just got possession of my 2BHK last month, March mein. Possession was delayed by almost 6 months from the RERA date, jo ki frustrating tha. I bought pre-launch around ₹1.3 Cr, now current pricing is ₹1.6 Cr for similar units. Capital appreciation toh sahi hai, but rental market abhi thoda slow lag raha hai. I'm only getting offers for ₹25k-28k for my 2BHK, considering my EMI. Yeh ROI utna nahi hai jitna socha tha. Not sure agar future mein aur badhega. Has anyone else in Intellicity faced this? What's your actual rental income and what about resale liquidity?
Honestly, I'm confused about Intellicity Phase I. Everyone talks amenities, but are they genuinely useful daily? Yaar, fancy clubhouses, pools look great on paper, but real life mein kitni use hoti hain? Carpet area bhi small lagta hai for the price. Is it truly good to live in, ya bas show-off? Change my mind.
I made a mistake trusting the initial possession timelines for Intellicity Phase I. We booked a 3BHK, upgrading from our 2BHK in Sector 76, and the 1.5 year delay is killing us. Is the carpet area even worth this wait? Honestly, I'm already carrying a home loan. What did others do about these delays?
