Builder amenity lists are mostly marketing fluff; most aren't even functional after handover. I'm checking out Intofinity Kohinoor Anantara for a 3BHK upgrade from my current 2BHK. The ₹89.90 L–₹1.38 Cr price feels steep, so I really want to know if the amenities are genuinely useful or just for show. Are the pool, gym, clubhouse actually well-maintained after a few years? I'm trying to figure out what to specifically ask or look for during a site visit for an upcoming project to gauge future amenity quality. Any hacks for seeing past the glossy renders? Also, for Anantara, how’s the carpet area efficiency for the 3BHKs? My current 2BHK feels cramped, but I don't want to pay a premium for unusable space. For anyone looking at upcoming projects in Pune like Intofinity Kohinoor Anantara or Aakar Topaz, really dig into the total cost of ownership. Don't just look at the base price; factor in stamp duty, registration, PLC, and those sneaky 'other charges' that add up fast. Intofinity seems pricier, around ₹89L-₹1.38Cr, while Aakar Topaz is ₹55L-₹78L. But is the lower advertised price of Aakar actually lower after all the extras? Also, builder trust is huge for upcoming stuff. Kohinoor has a decent track record, but I'm honestly not super familiar with Aakar's past deliveries. Things nobody told me earlier. Hope this helps someone avoid my initial shock!
