Well, for the ₹39 L – ₹94 L range in Ghaziabad, you do have to manage expectations to some extent. It's a budget segment. While major structural issues are unacceptable, minor finishing issues or average-sized amenities are pretty common. The key is to check if the builder has a track record of fixing issues post-possession. Current market conditions in Ghaziabad are a bit slow, so if you're buying primarily for investment and resale, quality *will* matter a lot. Buyers are much more discerning now.
I totally understand your dilemma, OP. My cousin booked a flat in Abhay Khand a few years back, and construction quality was a nightmare. Walls cracking within a year, electrical fittings failing, and the builder just kept delaying repairs. They even promised a swimming pool that never materialized properly. OC ke baad bhi builder kaafi issues resolve nahi karte, bas phone uthana band kar dete hain. Be very careful with the builder's reputation, not just the project's looks. Sometimes, what you see on site is not what you get.
U4, you're so right! My friend had a similar experience in a project near Afzalpur. The builder showed them a sample flat but the actual flat was nowhere near that quality. Seepage issues are very common in Ghaziabad, especially in projects that rushed construction. Inspections are a must, even after possession.
Which builder in Abhay Khand are you talking about, U4? Main bhi wahan dekh raha hoon, don't want to make a mistake.
Exactly my concerns! Quality pe compromise matlab long-term mein maintenance cost badh jaati hai. And resale pe toh impact aata hi hai. Investors ke liye parking aur play area utna matter nahi karta shayad, but families ke liye toh crucial hai. What was the price range you were looking at, OP? Because for ₹39 L – ₹94 L, I'd expect decent quality, not finishing issues from day one.
Hey OP, thoda correction hai. Panchsheel Primrose is actually COMPLETED project. Uska possession date 2017-04-01 ka hai. So, you might be seeing an older site or maybe some other project? Agar under-construction sites pe quality dekh rahe ho toh Primrose toh already handed over hai. For its time, the quality was average for Ghaziabad standards, especially considering the price range of ₹39 L – ₹94 L. And it's true, Rera Not Applicable hai, which was common for projects completed pre-RERA. But still, what specific construction issues are you seeing on a completed project?
Rera Not Applicable? Is that a big red flag now? I'm new to this, so trying to understand if it means less protection for buyers.
Haan, U2 is right. Mera ek dost rehta hai wahan since 2018. He said initial days mein minor seepage issues the bathrooms mein but builder ne rectify kar diye the. Overall, for the price point, he's okay with it. Children's play area is there, but not very big, more for toddlers. Parking mein thoda issue hai but residents manage somehow.
Oh, it's completed? I thought it was still ongoing! Koi rehta hai wahan, can confirm the current state of quality?
Bhai, you hit the nail on the head! I've been looking at properties in Ahinsa Khand I and the story is similar. Builders promise the moon but delivery pe aate hi quality issues start. Walls, fittings, even the common areas, sab mein compromise dikhta hai. Panchsheel Primrose mein bhi same scene hai kya? Main toh soch raha tha ki Ghaziabad mein thoda better quality milega budget mein, but ab toh darr lag raha hai ki kahin fas na jaaun. Resale value toh tabhi aayegi na jab ghar tikau ho. Yeh parking lottery wala system toh aur tension deta hai, baad mein ladai jhagde hi hote hain.
