Investing in Gurugram: are amenities just fluff?

Budget finalised, loan pre-approved – now stuck on Suncity Vatsal Valley Independent Floors 1. I'm upgrading from a 2BHK to a 3BHK, but is the premium for all those amenities really justified? Does a big clubhouse actually attract better tenants or just become a ghost facility after a year? Wondering if the high maintenance charges are ever worth it for long-term ROI. What's the real ground reality on amenity usage?
