posted on 16 MayInvesting in TARC Kailasaa: amenity reality check?
Budget finalised, loan pre-approved — now stuck on which project. I'm based in Dubai, so seeing TARC Kailasaa firsthand isn't easy. I'm really concerned about promised amenities vs. what's actually delivered. Builders always show fancy clubhouses and green spaces, but are they ghost facilities or genuinely maintained for tenants? Does that premium pricing for amenities really translate to better rental yield or resale value later? Also, the maintenance charges... are they value for money for an investor who can't oversee things? Need honest opinions on the ground reality before I move forward with a power of attorney.

I saw some brochures for TARC Kailasaa, the designs look very premium. But amenities like concierge services or private elevators, are they actually functional for all 417 units?
TARC Kailasaa ka RERA number kya hai? Aur possession date confirm hai 2029? Dubai se invest kar rahe ho toh ye details pakka pata hone chahiye.
Exactly, U3! These details are critical. Plus, in the current Delhi market, pre-leased properties or ready-to-move-in ones are often preferred by investors because of the immediate rental income and no construction risk. 2029 is a long wait for an investor, especially with the current interest rates.
Yes, U3, RERA number is DLRERA2023PO017 and possession is indeed 2029-01-01. It's listed on the RERA portal.
Totally agree, bhai! My cousin invested in a project in Alaknanda, and they promised a swimming pool, gym, everything. Possession ke time pe, pool was empty, gym equipment was broken. They said 'will fix soon', but it's been two years. The maintenance charges are still sky-high for nothing. TARC Kailasaa ka price range toh next level hai, so the risk is even bigger.
Is the rental yield even good enough for such a high-value property if the amenities are not up to par?
U2, your cousin's story is so common! I was looking at a project in Anand Vihar, and the 'state-of-the-art gym' they showed in the brochure was literally half-finished when I visited. Builders are notorious for this. TARC Kailasaa might be different, given its premium tag, but it's always best to check their past projects' amenity status.
Yaar, I totally get where you're coming from. Dubai se invest karna, aur fir yahan ke builders ke promises pe trust karna, it's a huge gamble. TARC Kailasaa sounds grand with its name and all, but my biggest fear is exactly what you said – ghost amenities. I've seen projects near Anand Niketan where the clubhouse was just a shell for years, and the 'green spaces' were just barren patches. For ₹13.5 Cr – ₹16.5 Cr, you expect world-class, not just on paper. Is anyone here living in a TARC project currently? How's their maintenance and actual amenity delivery?
Honestly, TARC Kailasaa is a high-end project, and they usually try to maintain a certain standard for that segment. But the challenge is the sheer number of units, 417. Managing amenities for so many residents effectively is tough. Plus, the possession date is 2029-01-01. A lot can change in 5 years. The initial buzz is always about the designs and the 'lifestyle', but the long-term upkeep is what matters. Rental yields are also not guaranteed, especially with such high capital investment.
U1, bilkul sahi kaha. My uncle bought in a 'luxury' project near Aram Bagh and the promised 'jogging track' is basically a mud path now. TARC ke projects mein bhi similar feedback sunne ko milta hai. Amenities dikhate kuch aur hain, deliver kuch aur.
