Researched Sobha Silicon Oasis extensively from Dubai this past week. I'm considering it for an investment property in Bengaluru. As a completed project, it seems less risky than under-construction options, but I'm trying to understand the real capital appreciation it's seen since launch. What's the current price per sqft compared to its initial offering? I can't do a site inspection myself, so I rely on community insights. How liquid is the resale market there? Are there many active listings, or does it sit for long? Also, I'm worried about the investor-to-end-user ratio. A ghost society isn't ideal for long-term appreciation or rental management. What's the general sentiment on its resale potential in the next 5-7 years? Getting ground truth is hard from afar, especially about finding a reliable property manager and handling power of attorney. Any experiences with selling units here?

Sobha Silicon Oasis? Completed toh hai, but location dekh lo pehle. Near Hosa Road, traffic is a nightmare. Capital appreciation is questionable, many projects came up around the same time. For a first-time investment, ₹2.0 Cr – ₹4.3 Cr is a huge commitment.
