₹1.2 crore for a 3BHK in Investment Hotspots feels steep now. Kids have moved out, so selling our big house. Looking for something smaller, manageable within ₹80L-1.5Cr. Wife wants good society, lift, hospital closeby. Low maintenance is crucial. Konse projects acche hain for this budget? Any hidden costs to watch out for?

Yahi toh sabse bada darr hai! Hidden costs ka. Builder sales pitch mein toh sab kuch Roshan dikha dete hain, but baad mein pata chalta hai ki registration, stamp duty, electricity connection, water connection, parking charges, club membership, IFMS, PLC (Preferential Location Charges), GST... sab alag se. Low maintenance is a big factor for us too, so I'm worried about societies with high monthly outgoings. Kya koi checklist hai in sab charges ko track karne ki? Aur legal checks mein kya kya cover karna chahiye, especially regarding the property's title and builder's permissions?

Haan, Investment Hotspots is definitely overpriced. Aap Ahinsa Khand ya phir Vaishali ke adjoining areas mein dekh sakte ho. Wahan thode better options mil sakte hain within your budget, especially for a 2.5BHK or a compact 3BHK. Check out projects like 'Harmony Residency' ya 'Green Meadows' (naam badal gaye honge, but concept wahi hai). But be very careful with builder reputation, especially for older projects. Maintenance charges bhi dekh lena, they can be a big hidden cost later.
Harmony Residency ka toh pata nahi, but mera ek friend 'Skyline Towers' mein stuck hai Ahinsa Khand mein. Builder ne bola tha ₹90L ka flat, but possession tak usse ₹1.1 Cr pad gaya. Faltu ke 'development charges', 'club membership', 'IFMS (Interest Free Maintenance Security)' ke naam pe bahut extra paise liye. Legal checks bahut zaroori hain, especially for the RERA registration and the builder's past projects. Ek baar builder ki history zaroor check kar lena, nahi toh baad mein rona padega.
Sahi keh rahe ho. Ahinsa Khand mein abhi bhi thode deals mil jaate hain, but jaldi karna padega. Abhay Khand mein bhi kuch societies hain jahan 2BHK is around 70-80L, maybe a 3BHK for 1.1-1.3Cr. But Harmony Residency ka track record kaisa hai? Sunna hai possession mein bahut delay karte hain.

Especially after COVID, Ghaziabad market mein demand badh gayi hai, aur builders ne uska faayda uthaya hai. Aapka budget ₹80L-1.5Cr hai, toh options milenge, but you'll have to compromise on size or locality.
Totally agree! 1.2 crore for a 3BHK in Investment Hotspots is insane. Hum bhi dekh rahe hain, budget ₹1 Cr tak ka hai, but kuch mil hi nahi raha dhang ka. Price sunke hi darr lag jaata hai.
