Investor Avenue Luxury Floor 3 dekh raha hoon. Fed up of renting yaar, finally equity build karni hai. Investor perspective se, under-construction site pe quality kaise judge karein? Cracks ya seepage issues 1 saal baad na aayein, uska kya sign hota hai? Elevator quality, finishings, yeh sab resale value pe kitna effect karte hain?

Given the 'COMPLETED' status and 4 total units, it's a very niche project. Quality judge karne ke liye, as mentioned, ek professional ko le jao. But the fact that it's RERA Not Applicable, coupled with the high price range, makes it a bit tricky. Make sure all legal documents are scrutinised properly before even thinking about the finishes. Sometimes, these independent floors are great, but sometimes they can be a nightmare if the builder isn't reputable. Check their previous projects, if any.
Quality check ke liye, ek experienced civil engineer ko saath leke jao. Trust me, it's worth the consultation fee. Wo log choti choti cheezein pakad lete hain jo hum jaiso ko dikhti bhi nahi. Especially check the plaster work, paint finish, and tiling. Elevator quality ke liye, brand name aur uski maintenance history dekho. Aur finishings toh seedha resale value pe impact karti hain. Agar cheap fittings aur fixtures honge, toh buyer ko discount dena padega baad mein. Main jab Airport Road side apna flat dekh raha tha, I specifically asked for brands of sanitary ware and electrical fittings.
Wait, original post mein under-construction likha hai, but site pe toh status COMPLETED dikha raha hai, with possession date 2023-06-01? Yeh kya confusion hai? Agar completed hai toh fir cracks aur seepage ka issue kaise judge karoge, wo toh already dikhna chahiye na?
Agar possession date June 2023 thi, toh kya time pe mila tha logon ko? Ya builder ne aur time liya? That's a big indicator of their professionalism.
Bhai, 'completed' ka matlab yeh nahi ki sab perfect hai. Builders often rush the last leg of work to get the completion certificate. Main bhi ek project mein phasa tha Basai mein, 'completed' bolke diya, par plumbing aur electrical work itna shoddy tha ki 6 mahine mein sab dikhne laga. You need to check the quality of materials used, even if it's finished. Especially for seepage, check bathrooms and exterior walls carefully, sometimes minor cracks take time to show.
Haan, exactly! Maybe OP ko laga ki under-construction hai, but it's already done. Or builder ne 'completed' mark kiya hai but finishing pending hai.
Sahi baat hai, renting se toh bas paisa jaata hai. Gurugram market mein equity build karna is a smart move, especially with the appreciation happening near Airport Road.
Bhai, Investor Avenue Luxury Floor 3? Pehle toh yeh dekho ki RERA Not Applicable hai. That's a huge red flag for a first-time buyer like us. Bina RERA ke toh builder ki accountability bahut kam ho jaati hai. Aur 1.9 Cr – 2.3 Cr ki range mein, without RERA, it's a massive risk. Quality judge karna toh door ki baat hai, pehle legal due diligence pakka karo. Aise projects mein kal ko koi issue hua toh kahan jaoge?
Haan, RERA ka point sahi hai, but kabhi kabhi small-scale projects ya independent floors mein RERA exempt hota hai, especially if total units are less than 8. Investor Avenue Luxury Floor 3 mein toh sirf 4 units hain. Still, builder ka track record dekhna zaroori hai. Sirf RERA na hona doesn't always mean bad, but definitely calls for extra caution.
Totally agree. RERA registration is non-negotiable for me. It provides so much peace of mind.
