₹85 lakh for Investor Avenue Luxury Floor 3. Brochures show lush green areas, but actual sites feel cramped. Does this impact tenant attraction or resale value for investors?

The initial post's ₹85 lakh price point seems to be a miscommunication given the actual range. If it's truly ₹1.9 Cr+, then the lack of green space and the RERA status become even bigger concerns. But if it was somehow ₹85 lakh, it would be a steal, even with compromises. Exact location kya hai Investor Avenue ka? Near Basai ya Baliawas? That also makes a huge difference for connectivity and future growth.
U11, Investor Avenue is actually closer to the Basai Dhankot area, not far from the main road connecting to Gurugram. Connectivity is decent, but that area is developing, so appreciation might be slower than prime sectors. But yeah, at ₹1.9 Cr+, these issues are hard to ignore. For ₹85L, it would be a different story altogether, but that's clearly not the case here.
RERA Not Applicable? This is the biggest red flag for me. How can a 'Luxury Floor' project be RERA exempt? As first-time buyers, we need that security. Without RERA, if something goes wrong, where do we even go? Builders take advantage of this loophole.
Brochure vs reality ka problem toh har jagah hai. Lekin agar green spaces genuinely cramped hain, toh kya luxury feel aati hai? For such a price point, open spaces are a must. Aur resale pe impact nahi hoga, especially for investors looking for tenant attraction?
Haan, but agar ₹85 lakh mein mil raha hai (which seems unlikely now), toh location aur interior space ko priority de sakte hain. Not everyone prioritizes green space over a good deal.
Absolutely, U7! Post-pandemic, logon ko open spaces aur greenery ki value samajh aa gayi hai. Gurugram mein, especially around areas like Airport Road, properties with good green cover fetch much better rentals and resale value. If Investor Avenue lacks that, tenants will look elsewhere, and investors will struggle to justify the premium. It definitely impacts the 'luxury' tag.
Wow, ₹85 lakh? If that price is real, toh green space thoda compromise kar sakte hain maybe. Possession mil gaya kya? Aur units andar se kaise hain, finishings kaisi hain?
U5 ki baat sahi hai. Meri ek friend ne Badshahpur mein ek aise hi 6-unit project mein liya tha. Brochure mein sab high-end dikhaya, but possession ke baad lift frequently kharab hoti thi, security ka issue, aur common area maintenance ke liye koi proper system nahi. Interior finishing bhi average nikli. Chote projects mein ye dikkat aati hai, especially jab builder ka track record clear na ho.
Possession toh mil gaya hai U4, date was 2023-06-01 as per the info. But bhai, sirf 4 units hain total. Think about the maintenance and common areas. Aise small projects mein after-sales service aur amenities ka issue rehta hai.
Yaar, ₹85 lakh for a 'Luxury Floor' in Investor Avenue sounds too good to be true, especially with the green space issue. Brochure mein toh sab green-green dikhate hain, but site visit pe real picture kuch aur hi hoti hai. Is ₹85 lakh even realistic for something called 'Luxury Floor' in Investor Avenue? Thoda doubt ho raha hai.
Exactly! U2 is right, the price difference is massive. And for a project that's 'Luxury' and completed, RERA Not Applicable? That's a huge red flag for first-time buyers like us. Builder pe trust karna mushkil ho jata hai.
Totally agree U1! Ye ₹85 lakh toh bahut fishy lag raha hai. Investor Avenue Luxury Floor 3 ka actual price range toh ₹1.9 Cr – ₹2.3 Cr hai as per the builder details. Huge difference!
