What's the real scene with Goyal Luxury Floors by Rahul Mangla, especially investor perspective se? I'm currently in a 2BHK and thinking of upgrading to a 3BHK. It's an upcoming project. Is Rahul Mangla ka project delivery track record reliable? Under-construction projects mein RERA compliance kitna important hota hai? Not sure agar iska RERA status clear hai. Koi idea hai builder ka history kaisa hai with timely delivery? ₹2.65 Cr ka investment hai, toh legal side aur timely possession pe sure hona hai. Any insights on past projects? Faridabad market mein bhi bahut builders ne delays kiye hain pichhle kuch saalon mein. Current market conditions mein toh aur careful rehna padta hai. ₹2.7 Cr is a huge amount, you can't afford to take chances. Due diligence for these small, upcoming projects is even more critical than big ones.
The project data says 'Total units: 4'. That's why RERA 'Not Applicable' dikha raha hoga. Usually, agar 8 units se kam hain ya area 500 sqm se kam, toh RERA registration mandatory nahi hota. Toh legally toh they might be fine, but investor perspective se, it means less transparency. Builder ka history dekhna bahut zaroori hai, especially for such small projects. Timely possession ka toh guarantee koi nahi dega.
