Investor House Infra India ke projects mein kitna negotiation possible hai Abhay Khand area mein? Fed up of renting, finally looking to buy. Builder se direct deal better rehti hai ya broker ke through? Also, construction-linked plan smarter hai for an investor ya down payment? Kya lagta hai, where's the real value?

Dekho, Abhay Khand mein potential toh hai, connectivity achi hai. But builder ka reputation aur project RERA compliant hai ya nahi, yeh sab check karna bahut zaroori hai. Negotiation har project mein possible hai, but kitna, woh builder ki liquidity aur project ki demand pe depend karta hai. Mere hisaab se, construction-linked is safer for you as a first-time buyer. What did you finally decide, OP?
Investor House Infra ka ek project hai Ahinsa Khand mein, 'Green Residency' naam se. Last year wahan Rs 6200/sqft chal raha tha. Mera friend wahan dekh raha tha. Unhone 5% negotiation kiya tha direct builder se. But possession date 6 months already cross ho chuki hai. Ghaziabad market mein abhi thoda correction phase chal raha hai, so maybe you can push for more.
As a first-time buyer, construction-linked is usually better. Down payment mein interest burden shuru se aa jaata hai, aur agar project delay hua toh EMI aur rent dono ki maar padti hai. Investor ho toh bhi construction-linked mein risk spread out rehta hai.
Sahi baat hai, EMI aur rent dono, that's my biggest fear right now! Builder ne phir se date extend kar di toh?
Negotiation 5-7% tak possible hai, especially agar bulk booking chal rahi ho ya financial year end ho. Builder direct deal mein sometimes better prices mil jaate hain, but broker ke paas multiple options hote hain aur market knowledge bhi. Construction-linked plan is generally safer for first-time buyers because payment is tied to progress, but for an investor who wants to flip quickly, a down payment plan with a good discount can be smart if you trust the builder's timeline.
Broker usually buyer se 1% lete hain, aur builder se bhi unka commission hota hai. Sometimes they might push you towards projects where their commission is higher. So, be careful and do your own research. Always try to negotiate the broker fee too.
Yeah, but broker commission kitna charge karte hain? Aur kya woh builder se bhi lete hain?
Bhai, Investor House Infra ka track record Abhay Khand mein mixed reviews wala hai. Negotiation toh thoda bahut ho jaata hai but more important is possession timeline. Mere ek colleague ka project delay ho gaya tha Achchheja mein inka.
Par Abhay Khand mein toh location bahut prime hai. Kya lagta hai, is it worth the risk for the appreciation potential? Builder direct deal mein kuch extra benefits milte hain kya?
Totally agree. Mere friend ne bhi Ahinsa Khand II mein inka project dekha tha, builder ne dates bahut extend ki hain pehle.
