Investor ratio's hidden impact on capital appreciation
₹2.65 Cr for Goyal Luxury Floors is my first big investment. I heard a high investor ratio can quietly kill future capital appreciation and make exit strategies harder. Has anyone checked this for Goyal Luxury Floors? What's the builder's actual delivery track record like in Faridabad? Under-construction risk worries me. Would love some opinions.

Bhai, 2.65 Cr for an *upcoming* project with only 4 units? Aur RERA number hai 'Not Applicable'? Yeh toh pehla hi red flag hai. Investor ratio ka toh pata nahi, but jab RERA nahi hai, toh transparency ka issue hai. Rahul Mangla ka track record Faridabad mein kaisa hai, yeh check karna bahut zaroori hai. Aise projects mein exit strategy waise hi mushkil ho jaati hai, especially agar builder delivery mein late kare. Careful raho yaar.
