Ongoing projects like ATS Picturesque Reprieves are a total gamble sometimes. I'm looking at this for investment, but builder ka delivery track record dekh ke thoda doubt ho raha hai. They've promised so much but what's the actual ground reality? With prices ₹2.96 Cr se shuru, capital appreciation aur rental yield ka kya scene hoga agar possession late hua? Honestly, not sure if it's worth the risk for long-term wealth creation. Any past investors in ATS, what's your experience? Did they deliver on time?

U4 ki baat sahi hai. But current market conditions mein, especially Greater Noida Expressway stretch pe, prices toh badh hi rahe hain. Toh late possession hone ke baad bhi kya capital appreciation cover ho jaega? And what about rental yield in that area, considering the high unit cost?
Totally agree with U8. Rental yield toh bilkul nahi hai itne high-value flats mein. Capital appreciation hi ek hope hai.
Capital appreciation kaafi had tak market conditions pe depend karta hai. Last 2 saal mein Noida mein prices ne jump kiya hai, but future ka kuch keh nahi sakte. Rental yield for a ₹3 Cr property will be tough to justify in that location unless you get an exceptionally good tenant. You might get 25-30k, which is not even 1% of the property value annually. So, purely for rental income, it's not ideal. Focus on appreciation, but that's a gamble.
My cousin booked in an ATS project near Ajayabpur a few years back. Possession date thi 2020 ki, mili 2022 mein. Pura 2 saal late! Builder ne penalty bhi bahane bana ke kam di. So, your doubt is valid. ₹3.0 Cr laga ke agar itna wait karna pade, toh investment ka return kaise milega? This Picturesque Reprieves project has a RERA possession date of 2027-03-29, but I'd add at least a year to that mentally.
Haan, Ajayabpur side kaafi projects mein delays hue hain. My friend also faced issues with another builder's project near Alpha II. ATS ka naam sunte hi mujhe ab doubt hota hai, no matter the project.

Bhai, ATS naam toh bada hai, but is project (Picturesque Reprieves) ki pricing ₹3.0 Cr se shuru ho rahi hai jo bahut high end hai. Kya itna risk lena worth it hai for a first home? Noida mein aur bhi options hain, even near Alpha I Greater Noida, jo better value de sakte hain.
