You'll see if kids actually use the play area ya bas showpiece hai. Does the clubhouse have footfall beyond weekends? Real ROI depends on these usage metrics for future tenants, not just brochure claims.

Sahi pakde ho yaar! Builder log sirf marketing pics dikhate hain. Pata chalta hai ki clubhouse mein koi jata hi nahi ya pool saalon se band pada hai. Main bhi Ganga Nandaka ko dekh raha tha but ₹4.9 Cr – ₹9.0 Cr ka budget toh first-time buyer ke liye out of reach hai, aur upar se amenities ka use na ho toh kya fayda? My friend booked a flat in Baharampur Naya, same issue. Amenities were touted as USP, but now they're just an expense.
