Just moved into Goyal Luxury Floors in March, and already seeing things nobody told me about during site visits. For investors, really look at the raw construction quality, not just the show flat. I mean, check wall finishes, plumbing lines visible, even the basic electrical conduits. Promised amenities like the gym are okay, but the actual materials used for common areas feel cheaper than shown. This affects tenant appeal and resale value big time. Wish I'd focused more on the underlying build during my visits. Hope this helps someone avoid my oversight.

Totally agree with the original post. My uncle bought a flat near Sector 35, Faridabad, thinking it was a great deal. The show flat was amazing, but after possession, the paint started peeling within months, and the plumbing was a nightmare. Builder ne sirf cosmetic changes kiye the, asli kaam toh kiya hi nahi. It's so frustrating because as first-time buyers, we don't know what to look for beyond aesthetics. We just trust the builder's reputation.

Sahi baat hai. Goyal Luxury Floors ka naam sunke toh lagta hai high-end hoga, but yeh problems sunke darr lag raha hai. Rahul Mangla ka track record kaisa hai waise? Pehle bhi koi issues the kya?
Rahul Mangla ka track record mixed hai bhai. Kuch projects theek thak gaye hain, but unke late deliveries aur quality issues ki complaints pehle bhi aayi hain, especially with the finishing. Woh small-scale builder hain, toh RERA registration avoid karte hain aksar, which is a big risk for buyers.
Yaar, this is exactly what I'm scared of. Site visits pe toh sab chamakta hua dikhta hai. Kaise pata chalega andar se kya quality hai?
