Amenity promises feel like a huge gamble for investors these days. I'm finally fed up of renting and looking at Godrej Aveline. Their brochure shows great green spaces and a massive clubhouse. But honestly, are these facilities actually used daily or do they become ghost facilities after a year? I'm worried about resale value and tenant attraction if they aren't maintained or utilized. Also, how much actual open space is there vs just cramped towers? Is the premium for these amenities truly worth it for long-term ROI? Any real-world experiences?

Yaar, this amenity dilemma is so real! Godrej Aveline sounds good on paper, but 2031 possession date? That's almost 8 years away! For a first-time buyer like me, it feels like an eternity. By then, who knows what the market or even the builder's reputation will be like. It's a huge gamble, especially with such a high price tag (₹2.5 Cr – ₹3.9 Cr).
