Property prices in Gurugram are wild. For CGHS Classic Apartments, ₹1.2 Cr for a 3BHK seems steep. What's the actual capital appreciation track record here? Any RERA red flags or past delivery issues to know about? From my experience, ye sab ROI pe impact karta hai.

Bhai, ye ₹1.2 Cr for a 3BHK in CGHS Classic is genuinely making me nervous. Gurugram mein property prices already out of control hain. But for a project from 2008, I'd expect the appreciation to have plateaued already. Is this price justified? I was looking at something similar near Airport Road (Gurgaon side), and even there, newer projects were quoting around this range. Feeling like I might miss out, but also don't want to overpay.
