Investor's dilemma: Quality vs. promises in BLR
Sarjapur Road projects mein investment potential kaafi dikhta hai, but construction quality pe bahut doubt rehta hai. I'm looking at BCD Aikam Golf Estates Phase I, price point toh theek hai, but earlier projects mein suna hai ki possession ke baad seepage aur fitting issues aate hain. From my experience, poor quality directly hits resale value aur maintenance costs badha deta hai. Promised amenities ka kya scene hai? Often they show fancy clubhouses, but actual delivery mein sab compromise ho jaata hai. Tenant attraction par bhi farak padta hai yaar. Plus, monthly maintenance charges toh high hote hain, but service quality utni nahi milti. Is it just me, or have others also faced these construction quality issues in Bengaluru projects affecting ROI?

This is so relatable! Humne bhi 2 saal pehle Aavalahalli ke paas ek project book kiya tha, builder ne club, gym, park sab dikhaya tha. Possession ke baad pata chala, bas ek chhota sa garden aur adhoora gym. Builder ne bola funds nahi hain, ab kya karein! BCD Aikam mein ₹60 L mein kitna carpet area mil raha hai? Kya woh log clear karte hain yeh sab pehle?
Carpet area ka toh RERA mein likha hota hai, but builder usko bhi manipulate kar dete hain. Trust issues hain.
Aavalahalli mein toh chalo phir bhi thoda space mil jaata hai, but Sarjapur mein ₹60L mein bahut chhota flat milta hai, aur usme bhi quality compromise. Carpet area ke liye woh log usually standard builder-buyer agreement mein daal dete hain, but explain kam hi karte hain. Hum jaise budget-conscious logon ke liye yeh bahut mushkil hai.

But suna hai inke pehle ke projects mein possession ke baad seepage aur fitting issues bahut aate hain. Quality issues ki wajah se resale value aur maintenance costs badh jaate hain. Kya aap logon ne bhi Bengaluru mein aise construction quality issues face kiye hain jisse ROI affect hua ho?

Totally agree with your point about quality! Mera ek friend ne Sarjapur ke paas hi ek project mein liya tha, naam nahi lunga, but amenities toh paper pe hi reh gaye. Clubhouse aur pool ka toh sirf blueprint mila, actual delivery mein sab compromise ho gaya. Hum first-time buyers hain, budget-conscious, aise scams se darr lagta hai.
