Just got possession in Dadri last month. Wondering if CLPs were smarter for ROI than a higher down payment. Did pre-launch for Cosmic Structures actually save anyone money, or was it just hype?

Mujhe bhi yahi doubt ho raha hai for my project in Ajayabpur. Builder bol raha hai ki CLP is best, but sabke experiences sunkar darr lag raha hai.
It's a tough call, especially for first-time buyers. In the current Noida market, appreciation is slow, so waiting too long for possession with a CLP can really hurt your returns. Always compare the total cost, including interest, for both scenarios. And check if the builder has a strong financial backing.
Maine 20% down payment kiya tha. CLP mein construction-linked payments the, matlab har slab pe ya certain percentage construction complete hone pe payment karna tha. Builder ne initial commitment toh di thi, but delays hote gaye. Ab lag raha hai ki agar 40-50% down payment kar deta toh loan amount kam hoti aur interest bhi kam lagta. Shayad total cost bhi kam aati.

Yaar, you're not alone. I also went for a CLP for a project in Alpha I Greater Noida a few years back, thinking I'd save. The builder promised possession in 2 years, but it stretched to 4! During that time, property values didn't appreciate as expected, and the interest on my loan ate into any potential savings. Looking back, a higher down payment would have meant less loan burden and maybe I could have invested the rest elsewhere. Pre-launch offers sound great on paper, but the reality can be very different with unknown builders.
This is exactly why due diligence is so important. Always check the builder's past projects, their RERA compliance history, and talk to existing residents if possible. Pre-launch can be a trap if the builder isn't reputable.

Bhai, Cosmic Structures ka track record toh theek nahi hai. Dadri mein bahut delays sune hain. CLP plan mein risk zyada hota hai, especially with builders like these. High down payment might seem like a pinch initially, but it often gives better peace of mind and sometimes even negotiation power later. Hopefully, your possession went smoothly, but ROI ke liye toh thoda wait karna padega.
Totally agree. My friend got stuck in a CLP for a project near Alistonia Estate. Builder ne saalon tak project latkaya, aur uski EMIs chalti rahi without any possession. Later, market prices fell in that area, so no ROI, only headache. Cash flow tight ho jaata hai. Better to put more down if you can manage.
Sahi keh rahe ho. But CLPs often show lower upfront cost, isn't that good for first-time buyers like us who are budget-conscious? What's the real risk if the builder has RERA approval?
