Spent the whole Sunday checking out options in Sector 35. Honestly, fed up of renting now, EMI vs rent math is finally making sense. I saw a couple of projects, Puri Constructions ka bhi ek dekha. My budget is around ₹90L for a 3BHK. Builders are pushing for higher floors, bolte hain view acha hai. But is that floor-rise premium actually worth it for an investor? Matlab, resale value mein uska koi real impact hota hai ya bas builder ka extra kamaane ka tareeka hai? Also, secondary market mein kya deal better milti hai? Like Sector 14 ya 15 mein koi resale flat. Wahan negotiation scope zyada hota hai kya compared to new projects? I'm looking for maximum value, not just a fancy view. Any thoughts?

Bhai, floor-rise premium toh pura builder ka marketing gimmick lagta hai. View kitne din dekhoge? Main bhi Sector 35 mein dekha tha, ek builder toh bol raha tha 15th floor ka 5L extra. Resale mein kaun dekhta hai ki aapne 15th floor se book kiya tha ya 5th floor se. Bas carpet area aur location matter karta hai.
