Did a site visit to Ireo Grand Hyatt Residences Mohali last weekend, quite impressive. Fed up of renting yaar, landlord ne phir rent badha diya, so finally taking the plunge. Prices are high, starting from ₹14.49 Cr, but my focus is ROI. Iska capital appreciation forecast kaisa hai? Launch se kitna price move hua hai? And what about the actual rental yield yahan? Monthly kitna rent nikal jayega for a 3/4 BHK? Resale market kitni liquid hai? matlab, investors ke liye exit options kaise hain? Not sure if it's overvalued already ya abhi bhi scope hai.

Bhai, ₹14.49 Cr for Mohali? That's a huge amount. Gurgaon mein bhi itne mein better options mil jaate hain. ROI ka toh pata nahi but initial investment hi itna high hai.

Sahi keh rahe ho, U2. Gurgaon mein options hain, par Mohali Grand Hyatt is a different segment. It's luxury and connected to the hotel. That premium might justify the price for some, especially if they are looking for a lifestyle. But still, for ROI perspective, I'm unsure.
