Visited Ireo Gurgaon Hills last month for a friend's flat. Construction quality looked decent, no immediate red flags, but yaar, amenities ka kya scene hai? The clubhouse looks grand, but kitna use hota hai actually? From my experience, these fancy clubhouses often become ghost facilities, just adding to maintenance. And maintenance charges? They seem sky-high. Does anyone feel like we're paying a premium for amenities that don't add much to resale value ya tenant attraction? Is it worth it?

I get the maintenance concerns, but sometimes these amenities do attract a certain type of tenant, especially expats or corporate leases. Aur resale mein bhi thoda premium mil jaata hai for a well-maintained society

See, Ireo Gurgaon Hills has a RERA number RERA-RC/HARERA/GGM/1649/1244/2022/17. That's good, but the price range of ₹7.7 Cr – ₹17.6 Cr for 268 units is massive. For a first-time buyer, that's a huge chunk. And if it's already completed, why is possession so far off? Maybe it's about the OC or some internal approvals. These delays are common, but the maintenance starts from day one of possession, not when you actually move in. So double whammy.
But wait, project status toh COMPLETED dikha raha hai, then possession date 2027-02-01 kaise? Is it a new phase or something? Confused.
U2, often 'Completed' means construction is done. But possession date is when they actually hand over the keys after all clearances (OC, fire, etc.) and sometimes even after internal fit-outs. Developers sometimes keep a buffer. But 2027 is a bit far for a 'completed' project. Maybe it's a new phase or tower.

Exactly! These builders show grand clubhouses, but maintenance bills are a killer. My friend near Airport Road (Gurgaon side) pays 15k for amenities they barely use.
