Okay I'll say what no one says – Ireo Gurgaon Hills mein parking allocation is a joke. Just moved in last month, and the whole "reserved parking" thing is a mess. Builder ne bola tha allocated slots milenge, but it's pure lottery. Tenant attraction ke liye toh yeh bilkul bekar hai. Investors, does this affect resale value ultimately? Disagree? Tell me why.

Ireo ka track record toh mixed hi hai, but this particular issue is really bad. It makes you wonder if these so-called luxury projects are actually worth the hype and the hefty price tag. For 7.7 Cr, you expect a seamless experience, not a daily struggle for parking. It's a wake-up call for many of us.
Ultimately, for first-time buyers, it's about managing expectations. Developers often over-promise. Always get everything in writing, especially for crucial amenities like parking. But yes, for Ireo Gurgaon Hills, this is a major letdown given the price point.
U1, did you get any resolution yet? What happened after you raised this issue? Did the builder respond or the RWA step in? Curious to know what actually happens in such cases.
This thread is making me rethink everything. My budget is tight, and I can't afford these surprises. I was looking at projects near Baharampur Naya, but now I feel like I need to dig deeper into every single detail, even the parking plan.
So, for a project with 268 units, how many parking slots are there in total? If it's less than 1.5 per unit, then the problem is structural, not just allocation. That RERA number is for the project, maybe check its detailed documents online?
It's insane that for a flat that costs upwards of 7.7 Cr, you get this kind of basic operational issue. This is not some affordable housing project near Basai. This is supposedly luxury! It just goes to show you can't trust anyone.
What's the RWA doing about this? Usually, for completed societies, the Resident Welfare Association takes up these issues with the builder. Have you approached them, U1? They might have more leverage.
I've heard similar stories about other premium projects in Gurgaon. It's not just Ireo. Builders promise the moon, then deliver a gravel pit. This is why due diligence is so important, but even then, how do you foresee parking issues?
Investor here. Yes, parking issues affect resale value significantly. It's a basic amenity that becomes a pain point. Buyers will negotiate hard on price, or simply look elsewhere. Plus, tenant retention becomes an issue too. Nobody wants to rent a high-end flat with parking drama.
This whole 'lottery' system sounds like a classic case of overselling. For a premium project, they should have allocated parking clearly marked and documented. Did you check your builder-buyer agreement, U1? Is there any clause about parking allocation there?
U10, you hit the nail on the head. We are budget-conscious first-time buyers, and even we understand that basic facilities like parking cannot be compromised. If a builder can't manage this for 268 units, what else are they messing up? Makes me so nervous about my own booking in another project.
Parking is a non-negotiable for me, especially when you're shelling out crores. This is exactly why I'm so hesitant to finalize anything. What good is a premium flat if you have to fight for parking every evening? Doesn't this put off potential buyers in this competitive Gurugram market?
My broker told me Ireo projects generally have these kinds of issues. He suggested I look at other builders near Badshahpur for better transparency. For total units of 268, how many parking slots did they actually promise per unit?
Absolutely, U6. Resale value will definitely take a hit. Imagine trying to sell a 10 Cr flat and telling the buyer parking is a 'lottery'. Nobody wants that headache, especially when there are so many other options coming up on Airport Road (Gurgaon side).
But Ireo Gurgaon Hills toh completed project hai na? And the possession date listed is 2027-02-01. Yeh discrepancy kaise? Is this a new phase or something? Confused, I thought it was ready-to-move.
Haan, exactly! I visited Ireo Gurgaon Hills last year, it's fully functional. People are living there. Maybe the 2027 date is just a technicality for the RERA certificate extension or something. But the core issue of parking remains for a 'luxury' project in the ₹7.7 Cr – ₹17.6 Cr range.
Good catch U3! The RERA number RERA-RC/HARERA/GGM/1649/1244/2022/17 is from 2022. The project was completed much earlier, around 2019-2020 for the initial phases. That 2027 date must be for some pending legal or administrative closure, or maybe a tiny, last-phase tower if any. The main towers are definitely occupied.
Totally agree yaar! Ireo ka toh naam hi badnaam hai ab. My cousin had issues with their other project too. This is so frustrating for first-time buyers like us. Feeling very nervous now.
