Ireo Pride Park keeps coming up every time I shortlist something. I'm in a 2BHK now, thinking of upgrading for investment. This project's upcoming. What's Ireo's actual delivery track record? Current pricing feels high; is there capital appreciation left from pre-launch? And what about resale liquidity for their projects after 5 years? Don't want to get stuck with low ROI.

Ireo Pride Park ki location acchi hai, no doubt, near Badshahpur. But that alone can't guarantee good ROI if the builder struggles with delivery and quality. Also, for ₹1.4 Cr – ₹2.4 Cr, you have many other options from reputed builders like DLF, M3M who actually deliver on time. Why take a chance with Ireo for an investment?
Sahi baat hai, U8. Gurugram market mein ab buyers bahut smart ho gaye hain. Ready-to-move ya near-possession projects ki demand zyada hai. Upcoming Ireo project mein invest karna, specially for ROI, sounds risky to me. Better to look at other builders with proven track records.
U7, haan, 300 units bahut zyada nahi hain, but Ireo ka brand perception hi issue hai. Resale mein jab options hote hain, log established builders ko prefer karte hain. Plus, Gurugram mein ab itne naye projects aa rahe hain Basai aur Baharampur Naya side, ki competition bahut hai. Toh Ireo ke liye thoda tough ho jaata hai.

Ireo ke projects ki resale liquidity bhi ek bada concern hai. Mera ek dost Airport Road (Gurgaon side) pe Ireo Uptown mein flat bechne ki koshish kar raha hai pichhle 8 mahine se. Buyers milte hain, but Ireo ke naam pe thoda hesitant ho jaate hain. Plus, secondary market mein rate bhi utna nahi milta jitna log expect karte hain.
U4, pre-launch mein bhi kuch khaas discount nahi tha. Ireo projects always price themselves at a premium. Capital appreciation toh tab hogi jab project time pe deliver ho aur quality achhi ho. Meri research ke hisaab se, Ireo Grand Arch mein bhi logon ko ROI ke liye bahut wait karna pada.
Yaar, but prices toh ₹1.4 Cr – ₹2.4 Cr chal rahe hain. For an upcoming project in Gurugram, isn't that already too high? Pre-launch mein kya rate tha, aur kya ab bhi appreciation ka scope hai? I'm also a first-time buyer, and yeh price dekh ke darr lagta hai.
Totally agree with U2. Ireo ki reputation delivery ke mamle mein bilkul bhi acchi nahi hai. Pride Park ka 2029 possession date hai, but Ireo ke projects ka history dekho toh yeh date extend hona pakka hai. RERA number GGM/841/573/2024/68 hai, but will that really help much?
