Jab site visit karo, make sure to ask about the water source. Is it treated STP water, municipal supply, or borewell? And if it's borewell, what's the backup plan during dry seasons? Aur security ke liye, ask to see their control room, not just cameras. Visitor management system ka demo maango. Also, check for any common areas that are still under construction or look neglected in their other projects. These small things tell you

Sahi kaha. You need to ask if there's a dedicated security team monitoring 24/7, not just guards at the gate. And if they have a proper software-based visitor management system with OTP verification or something similar. Otherwise, it's just for show. Some societies even have vehicle scanners now for enhanced entry points.
My current society has basic CCTVs, but monitoring is very lax. Unless something major happens, no one really checks the footage proactively. Visitor entry is also just a register. Useless, if you ask me.

Iska RERA number GGM/668/400/2023/12 hai, which is good, but that doesn't guarantee smooth delivery or quality. Security and water are big concerns, especially in Gurugram where water tables are falling. Don't just look at the model flat, talk to people in their older societies if you can.
Totally agree, security aur paani bahut important hai. I'm also looking at Savannah, price range ₹1.6 Cr – ₹2.4 Cr seems a bit high for an upcoming project with possession date 2027-12-01. What if delays happen? Builders toh date pe date dete rehte hain.
Exactly! ₹1.6 Cr – ₹2.4 Cr is a significant amount for an upcoming project. What if the market dips by 2027? My friend bought near Badshahpur two years ago, and even with RERA, his possession was delayed by a year. He's still paying EMI and rent. It's a huge financial burden, so be very careful.
Possession date 2027-12-01 is still far, but RERA registration GGM/668/400/2023/12 is a good sign. It gives some protection against indefinite delays, at least legally. Still, builders manage to find loopholes sometimes.
