Been looking at 3BHKs for a few months now, and The 3C Lotus Boulevard Espacia keeps coming up. I'm currently in a 2BHK in Sector 76, thinking of upgrading, but this project ka price jump seems huge. Brochure mein toh sab world-class dikhate hain, but I've heard so much about the amenities not being maintained properly. Like, the clubhouse is almost non-functional, ya swimming pool ka water ganda rehta hai. Aur maintenance charges? Log bolte hain bahut high hain for what you actually get. Is the premium justified for a place jahan basic facilities bhi theek se nahi mil rahi? Anyone living there currently? Kya yahi haal hai? Should I even consider it, ya just look elsewhere? I already have a home loan going, don't want another headache.

Dekho, location wise, Espacia is good. Connectivity bhi decent hai. Some flats have really good views. But the points raised about maintenance are valid. I know someone who lives there, and they've been fighting with the RWA for months about the poor upkeep of common areas. The
Yaar, this high maintenance thing is a common complaint for many premium projects in Noida these days, especially post-possession. Builders just want to sell and then management becomes an issue. If your budget is this high, why not explore some newer projects near Ajayabpur? Espacia is completed (2020-12-23), so what you see is what you get, and it's not looking great.

Haan, RERA mein toh complete hai. But maintenance ka exact amount har quarter change hota rehta hai, that's what residents told me.
RERA status toh COMPLETED dikha raha hai UPRERAPRJ9290 ke under. Maintenance charges from what I heard are around ₹5-6 per sqft, so for a 1500 sqft 3BHK it's easily ₹7500-₹9000. Bhai, bahut high hai for a project jahan pool ganda hai.
Totally agree with what you said about the clubhouse and pool. My cousin considered it last year. They went for a site visit and the pool water was visibly murky. The gym equipment was also quite old for a project that completed in 2020 (Possession date: 2020-12-23). It's frustrating when builders promise the world then deliver half-baked amenities. For ₹3.0 Cr, you expect top-notch, not just 'world-class' on paper. They eventually dropped it and looked at some projects near Alpha I Greater Noida instead.
Bhai, you're not alone. I also saw Espacia, brochure was amazing, but jab site visit kiya aur current residents se baat ki, maintenance ka issue bahut common hai. Especially for the price range (₹3.0 Cr – ₹4.4 Cr), it feels like a rip-off if basic amenities aren't working. Mera bhi home loan chal raha hai, same darr hai.
Exactly! I visited their sales office and they were so evasive about the actual maintenance charges. They just kept saying 'it's competitive'. How can it be competitive if the facilities are non-functional? It's a huge red flag for me.
