Is a 2BHK enough for the long run in Hyderabad?
Visited a couple of projects in Kokapet and Narsingi last weekend. Honestly, I'm so fed up of renting, my landlord just hiked the rent again and I'm finally serious about buying. My budget is around ₹1.2 Cr, maybe a bit more if the EMI math works. I'm an IT professional, 34, and looking for something long-term. I saw some nice 2BHKs in Gachibowli, like a Prestige Group project, within budget. But then there are 3BHKs from Aparna or Sumadhura in Tellapur or Manikonda, slightly above my comfort zone. Not sure if stretching for a 3BHK now is better for future appreciation or if a 2BHK makes more sense. Will a 2BHK be enough for family plans later, or will I regret not going for the bigger one? What does the community think, 2BHK or 3BHK for a first-time buyer in Hyderabad?

Bhai, ye toh bilkul meri problem hai! I'm also 32, IT professional, same budget range, and stuck between 2BHK and 3BHK in Hyderabad. My gut says go for 3BHK if you can stretch, even a bit. For long-term, family planning, and even for guests, a 3BHK just offers more flexibility. Plus, resale value ke time pe bhi bade size ka apartment better perform karta hai, especially in areas like Kokapet or Narsingi where demand is high for bigger units. What if you need a WFH office later? 2BHK will feel cramped
