Is a 3BHK in Dwarka really ₹1.8 Cr all-in?
₹1.8 Cr for a 3BHK in Sector 14 Dwarka — is this the new baseline for a decent project? I'm looking at Mrigank Enterprise, and honestly, buying for myself feels way different than selling. My biggest worry is the *real* all-in cost. Base price ke upar stamp duty, registration, PLC, parking charges toh pata hain. But what about the hidden costs that pop up near possession? Maintenance deposit, utility connections, club membership... yeh sab kitna extra ho jaata hai? I've heard stories about lakhs extra. Also, negotiation pe kitna discount mil sakta hai? Builders don't budge easily, I know that professionally. But as a buyer, can I push for 5-7% off the listed price? Yaar, is it even worth trying beyond 2-3%? Seeking genuine experiences on how much one can realistically knock off in Delhi. Don't want any surprises later.

Bhai, 1.8 Cr for Dwarka? Seriously? Mujhe toh laga 1.2-1.3 Cr mein mil jaayega achha 3BHK. Ye toh bohot zyada hai, mera budget hil gaya pura.
U1, exactly! I was looking in Alaknanda a few months back, and even there a decent 3BHK was around 1.5 Cr. Dwarka ka 1.8 Cr toh shocker hai. Builder log bas price badhate ja
