Is a 3BHK really worth the extra cost?

Did a site visit to a couple of Prestige projects in Whitefield last weekend. Okay, I'll say what no one says: 2BHKs around 1.2 Cr in Balagere offer way better investment value. Everyone glorifies 3BHKs, but their premium doesn't translate to higher rental yields or quicker turnover. The math just isn't there for ROI. Change my mind.

Yaar, I'm also looking in Whitefield. Which Prestige projects are you talking about? And 1.2 Cr for a 2BHK in Balagere sounds about right, but for investment, aren't 3BHKs generally more liquid in the long run, even if rentals are lower initially? Confused.
