Honestly, the 'all-in' cost calculations builders give are a total joke, especially in Noida. I'm currently in a 2BHK in Sector 78 and thinking of upgrading to a 3BHK in Sector 89, maybe with Strategic Developers Pvt Ltd. My budget is around ₹1.5 Cr, but I'm worried about the final price. Base price toh theek hai, but phir stamp duty, registration, PLC, parking, IFMS add ho jaate hain. Log bolte hain 5-10% negotiate ho jaata hai, but is it true for Strategic Developers projects around Sector 89? Also, what are these hidden charges jo possession ke time pe aate hain? Maintenance, club membership, electricity meter charges – yeh sab pehle kyun nahi batate? I just want to know the real cost. Change my mind.
