Is a ready-to-move flat worth the extra cost in Sadenahalli?

Sadenahalli area – I’m really looking at properties here. Fed up of renting yaar, landlord just hiked rent again. Finally taking the plunge, but confused between under-construction and ready-to-move flats. My budget is around ₹1.2 Cr for a 2BHK. Sri Garudapriya Builders ka ek project dekha hai, under-construction hai, possession 2 years mein. Price thoda better hai. But after all those RERA horror stories, I'm thinking, is it worth the risk? Ready-to-move mil raha hai, but thoda expensive hai, maybe around ₹1.4 Cr. Is that extra ₹20L worth the peace of mind? What does the community think? Should I go for the UC to save some money, ya RTM leke tension free ho jaun? Kya experience hai aapka?
