Is a villa in Noida really worth the extra cost?

I'm currently in a 2BHK in Sector 151, Noida. Thinking of upgrading to a 3BHK or maybe even a villa. Been looking at Shiv Shakti Homes projects, but the price jump is HUGE! Already have a home loan going on, so EMI toh badhega hi. Is the price jump worth it for the extra space and, honestly, the 'luxury' tag? I mean, how much more ROI can I expect? Also, plot vs flat - which is better for returns in Noida? Villa lena sahi hai ya phir ek bada flat? Has anyone else faced this dilemma? Am I the only one who thinks the luxury segment might be overpriced?
