Is Adani Oyster Greens Phase 1 really worth the hype for daily living?
I'm currently in a 2BHK in Sector 49, thinking of upgrading to a 3BHK or villa in Sohna. Adani Oyster Greens Phase 1 looks good on paper, but I'm hearing mixed things about the amenities. The brochure showed all these amazing facilities, but I'm getting reports that some aren't even fully operational post-possession, or they're not maintained well. Like, what's the point of a fancy clubhouse if it's always half-closed? Is anyone living there already? What's the real story with the promised amenities vs. what you actually got after moving in? We're already stretching our budget for the ₹65L+ price point, and I have a home loan. I don't want to pay a premium for features that don't deliver. Is the price jump from a 2BHK really justified here, or is it mostly just 'on paper' luxury? Any hidden charges for these 'premium' amenities?

I visited the site last month, and honestly, the sales team was very pushy. They glossed over the amenity questions, saying 'everything will be world-class by possession.' But when I
Any idea about the current construction status? And what's the RERA ID for this Phase 1?
Exactly, abhi toh time hai. Builders often use that cushion. My friend's project in Badshahpur also had a similar timeline, but delays pushed it by another year. So, 'ongoing' can mean anything, especially with only 293 total units.
Haan, Phase 1 is still ONGOING. The RERA number is GGM/516/248/2021/84 DATED 13.12.2021. Possession date is officially 2026-08-01. So, abhi toh time hai.
Bhai, you're not alone! I've heard similar whispers about Adani projects, especially with amenities. They show you grand designs in the brochure, but on the ground, it's a different story. My cousin booked in a different Adani project near Airport Road (Gurgaon side) a few years back, and even after possession, the promised sports complex took another 1.5 years to be fully functional. For ₹65L+, we deserve everything as advertised, not just 'on paper' luxury. I'm very skeptical about the maintenance part too; that's where most builders cut corners later.
