Is 'Affordable Housing Projects' corridor still worth investing in?
Okay I'll be honest — I'm feeling a bit lost trying to figure out the Bangalore market from Dubai. I'm looking to invest back home, specifically thinking about the 'Affordable Housing Projects' corridor. My main question is, is it still a good bet for investment, ya phir it's already peaked? Kaafi log bol rahe hain ki prices wahan already upar chale gaye hain. I'm based in Dubai, so site visits are tough, which makes me worry about ground reality and legal clarity. Kya abhi bhi undervalued hai, ya ROI ab utna nahi milega? Has anyone invested recently in that corridor? What are your thoughts on its future potential? Koi specific sectors ya projects hain jo abhi bhi achha value de rahe hain? Also, for an NRI, managing property and getting a reliable property manager/power of attorney ka kya scene hai? Any advice on that front would be super helpful.

I'm a bit more optimistic. While prices have gone up, Bangalore is still growing, and rental yields in these areas are decent. If you're looking for long-term appreciation, it's still a good bet, provided you do your homework. Don't go by just ads, dig deep into the RERA details. Koi specific project name hai jo aap recommend karoge?
Specific project toh nahi, but Adigara Kallahalli mein ek builder ka project tha, naam nahi lunga, but possession ka bahut issue hua. They kept extending the date, and the quality was also compromised. So, no matter what U5 says, builder ka track record aur past projects check karna bahut zaroori hai. Especially if you can't
Bhai, Dubai se Bangalore ka market dekhna toh ek alag hi headache hai. Aap affordable housing corridor ki baat kar rahe ho, but sach kahun toh prices already kafi high ho chuke hain. Mera ek relative Aavalahalli side dekh raha tha, wahan bhi rates 5-6K per sqft touch kar rahe hain, which isn't exactly 'affordable' anymore. Lagta hai peak toh aa chuka hai, ya fir almost wahan tak pahunch gaye hain. NRI ke liye property management ka kya solution mila aapko?
I think it depends on the specific project and builder. Some smaller, newer projects might still offer decent value, but you need to be very cautious. Builders with a good track record might be slightly higher priced but offer more peace of mind. Legal clarity is a big hurdle for us NRIs.
Haan bhai, sahi keh rahe ho. Affordable housing corridor mein ab woh value for money factor nahi raha. Prices have definitely peaked.
Totally agree with U1. My cousin just bought a plot near Sarjapur Road, usko bhi laga tha affordable hai, but registration aur other charges add karke it became quite expensive. ROI ab utna attractive nahi lag raha hai, jitna 2-3 saal pehle tha. Ground reality mein bahut difference hai advertisements se.
