₹75 lakh for a 2BHK in the Affordable Housing Projects corridor feels steep now. I work in real estate, but buying for myself is different, yaar. Honestly not sure if this area has peaked already or if there's still growth potential. Which sectors within it offer actual value? What do you guys think?

You need to look at the actual per sqft rate, the builder's reputation, and the future infrastructure plans for that specific micro-market. Don't just blindly follow the hype. Research, research, research. What worked for someone else might not work for you.
Honestly, with the current market conditions in Delhi NCR, especially post-pandemic, I'm not sure if new 'affordable' projects are the way to go. Resale market mein better deals mil rahe hain, ready-to-move options bhi hain. No construction risk, no GST, no builder delays. ₹75L for a new 2BHK in AHP is almost what you'd pay for a decent resale flat in a slightly more established area like Anand Niketan, albeit smaller. Think about it.
Yaar, I booked a 2BHK in one of these projects near Ansal Villas three years ago, thinking it was a steal at ₹50L. Now it's ₹70L but still no possession! Builder keeps giving new dates. Exactly, RERA is your best friend here. File a complaint, document everything. Sometimes, a group of buyers coming together helps. I had a similar issue with a project in Dwarka, and after filing a RERA complaint and gathering other buyers, we finally got some movement. Don't give up!
XYZ Developers? My friend booked with them near Aram Bagh. Same story, possession date has been shifted twice. They're notorious for this. Best to check RERA website for complaints.

Agar aap value dekh rahe ho, check out the stretch towards Alaknanda. Connectivity is improving, and some smaller developers there are still offering decent prices around ₹65-70L for 2BHK. But do your due diligence on the builder!
