Is Altura GK2 worth the investor premium?
The premium on these super luxury projects in Delhi feels totally out of whack sometimes, especially for investors. I'm looking at Altura Greater Kailash 2 Super Luxury Floors, the upcoming one, priced ₹7.50 Cr–₹11.25 Cr. What's the real capital appreciation forecast here? Did pre-launch pricing offer much more upside, or is this already peaking? I'm currently in a 2BHK and planning to upgrade, but this price jump needs serious ROI justification. Also, for resale, how liquid is GK2 at this price point? I worry about being stuck with a high-value asset that's tough to offload in 5-7 years. What's the builder's track record for delivering on time for these high-end projects? Honestly not sure if the long-term wealth creation is guaranteed here...
