Under-construction risk is completely overblown in my opinion, but I need community input for Noida. I'm comparing Emerald Crest 4 (upcoming, ~₹1.3 Cr) with Nimbus Express Park View 2 (ready, ₹71L-₹1.26 Cr). My experience suggests upcoming projects offer better ROI in 5 years, but Nimbus's immediate possession is tempting. Is Emerald Crest 4's lower entry price worth the construction risk for potential appreciation? Or is Nimbus, with established society and immediate move-in, a better overall investment, even with higher upfront costs? Which makes more sense for a calculated investor?

Totally agree with you! Mera bhi yahi darr hai. Construction delays are the biggest nightmare. My friend booked in Ajayabpur and the project was delayed by 3 years. Builder kept giving
