Is Ansal Aastha Mig Zone's carpet area what they actually advertise?

Is Ansal Aastha Mig Zone's carpet area what they actually advertise? I'm looking at a 3BHK, budget around 75L, near 150 Feet Ring Road. My biggest worry is the actual size. Heard stories about builders showing one thing on paper, then the carpet area is way less at possession. Is Ansal API transparent about this? Also, what about possession itself? Do they surprise you with extra charges or unfinished work right at the handover? Honestly, I'm trying to avoid any last-minute shocks, especially with my first property. My parents keep saying verify everything.
