₹1.5 crore for a 3BHK in Ansal Sushant City? Honestly, I'm struggling to see the value. Everyone talks about the location, but nobody mentions how inefficient the carpet area feels. Is it just me, or do the layouts feel cramped for a premium project? My current 2BHK sometimes feels more spacious. Are they just charging for brand and not actual liveable space? Change my mind.

My friend got trapped with another builder in a similar situation. They showed a huge sample flat, but the actual unit was tiny. It's a common tactic to inflate super built-up area and charge a premium. Ansal might be doing the same. It's so frustrating for first-time buyers who don't know these tricks.
RERA carpet area? Bhai, builder ne to pehle hi bol diya 'ye sab toh paperwork hai, feel dekho!' Lol.
Sahi keh rahe ho. Always ask for the RERA carpet area certificate before even thinking of booking.
Guys, don't just look at the total price. Calculate the effective price per sqft based on the *carpet area*, not super built-up. For Ansal Sushant City, when I did that, the per sqft rate was ridiculously high, almost matching prime areas in Manimajra which have much better infrastructure and ready possession. Plus, factor in the maintenance and other hidden charges. It adds up to a lot more than just the flat price.
See, I was also looking at Ansal Sushant City, but then I checked out properties in New Chandigarh. For 1.5 Cr, you can get much bigger spaces there, sometimes even with better amenities. Is the 'Ansal' brand really worth sacrificing so much carpet area and paying extra just for the location tag?
U5, I respectfully disagree. For a family, space is paramount. What's the point of a good location if your living room feels like a shoebox? I'd rather commute a bit more from Mullanpur Garibdass and get a proper 3BHK with decent carpet area. We visited a couple of projects there, and the difference in usable space was shocking. Ansal seems to be banking purely on its old reputation, not current value.
U4, location matters a lot, especially in Chandigarh. Ansal Sushant City is relatively closer to the main city compared to New Chandigarh. Plus, with current market conditions, good locations appreciate faster. Sometimes a smaller, well-located flat is better than a big one far away.

U2, you're right about the delays. My cousin booked there three years ago and is still waiting. The project status is officially 'null' on RERA for many phases, which is a huge red flag for first-time buyers like us. It's not just about the space, it's the uncertainty too.
