Is Apex Buildcon worth trusting for first-time buyers?

Under-construction risk for first-time buyers is totally underestimated, I think. Visited Apex Buildcon's Princess Park for a 2BHK. Sales only showed the sample flat. What *specific* items should I check during an actual under-construction site visit in New Delhi? How do you gauge real construction quality and potential delays beyond sales talk? Any red flags I might miss?

Yaar, Apex Buildcon ka naam sunte hi darr lagta hai. My friend booked with them for a project near Anand Vihar, aur abhi tak possession nahi mila hai, 3 saal late chal raha hai. Sample flat toh sab achha dikhate hain, asliyat site pe hi pata chalti hai.
