Okay I'll be honest — I thought finding a flat would be easier. Aqura Pride A B And C Wing, Pune mein dekh raha hoon. My budget is around ₹78L-ish for a 2BHK. Brochures mein sab acha lagta hai but daily life mein kaisa hai? Genuinely good to live in, ya just on paper? Nearby schools and markets ka scene kya hai? Family ke liye important hai. Carpet area reviews mein mix opinions hain, space efficient hai kya? Feel cramped toh nahi hoga? First home hai, so bahut nervous hoon. Any real experiences ya advice for Aqura Pride residents?

Pune ka market abhi thoda tricky hai. Prices high hain, but inventory bhi kaafi hai, especially in the ongoing segment. Aqura Pride ke location advantages hain, schools aur markets nearby mil jaayenge, that's a plus for family. But jaise sab keh rahe hain, budget, carpet area aur builder's past record bahut critical hain. Don't rush into it just because it's your first home. It's a huge investment, so take your time, compare with other projects, maybe even look at ready-to-move options jo thoda upar budget mein mil sakte hain but peace of mind denge.
OP, you mentioned carpet area reviews are mixed. That's my biggest concern too, especially for a 2BHK in that budget. 340 units hain, toh density ka issue bhi ho sakta hai. Kya kisi ne actual site visit kiya hai aur carpet area ka real feel kaisa hai? Brochure mein jo dikhate hain, woh toh sirf magic hota hai. Kya rooms actually spacious lagte hain ya bahut crampy hain? Kids ke liye space hona bahut zaruri hai.
Totally agree with the carpet area point. First time buyers ko ye cheez bahut confuse karti hai. Usually, 78L mein 650-700 sqft carpet area milna chahiye for a good 2BHK. Agar Aqura Pride usse kam de raha hai, ya inefficient layout hai, toh rethink karna padega. Sinhagad Road pe bhi kuch options hain jo better space offer kar rahe hain is budget mein.
Haan, layout bahut important hai. Mere friend ka flat bhi bada tha but layout kharab hone se chhota lagta hai.
Maine site visit kiya tha. Carpet area in terms of numbers might seem okay, but the layout is a bit odd. Kuch corners wasted lagte hain. ₹78L mein, you'd expect a more efficient design. Compared to some projects near Ambegaon, it felt a little less spacious for the price.
Dekho, ongoing projects mein always be careful. Mera experience Akurdi mein ek project ke saath bahut bura raha hai. Builder ne 2 saal tak possession delay kiya, aur jab mila toh finishing quality bahut average thi. Aqura Pride ka track record check kar lo, especially previous projects. Sirf RERA number se sab theek nahi hota, builder ka reputation bhi dekho. Schools aur markets ka scene toh baad mein bhi improve ho jaata hai, but construction quality aur delays ka headache life long rehta hai.
Yaar, ye builders ka track record kaise check karte hain? Sirf online reviews pe bharosa kar sakte hain kya? Ya koi reliable source hai? Aqura Pride ke baare mein maine bhi kuch mixed reviews sune hain.
Sahi keh rahe ho, delays toh builders ka naya fashion ho gaya hai. Mera cousin bhi phase-1 mein phasa hua hai.
Hey, I was also eyeing Aqura Pride! The possession date is 2028-05-01, right? And RERA number P52100031863 is there, so at least that gives some peace of mind. But haan, it's an ongoing project. Delay ka risk kitna hai, koi bata sakta hai? Builders aksar last minute pe date push kar dete hain.
Bhai, pehla ghar hai toh nervous hona normal hai. Aqura Pride ka brochure toh dekhne mein achha lagta hai, no doubt. But ₹78L for a 2BHK, woh bhi ongoing project ke liye, thoda high nahi lag raha? Especially jab carpet area pe mixed reviews hain. Mere ek friend ne Amanora Park Town mein liya tha, usko bhi brochure aur reality mein kaafi farak mila tha. Check the actual site visit, not just the sample flat.
